I have encountered, however, very limited people (maybe 2?) 

Because it takes repetition for people to remember things and you have to be top-of-mind when they encounter a potential client for you!

Basically what you're going to encounter is either duplex's in the older areas of the OC aka santa ana, fullerton, la habra area that aren't usually rehabbed so need a good amount of repairs, or you start seeing a lot of duplex's along the coast but I think most of us young people that want to house hack don't/can't dish out a million dollars plus for a multi family.

Just have to apply stickers (readily available anywhere) that say "Not Grounded". 

Other than that, I've never encountered anyone that could support their claims with the necessary documentation. 

I’ve had quite a few encounters there..

This 15% total may be on the lower end, however, I haven't encounter much vacancies in this part of NJ. 

@Tom Chen Condemned properties usually will have a sticker on them from the city.

At first I had a few short lasted thoughts of embarrassment driving with a huge sticker on my car with We Buy Houses.But mind over matter cured that disease quickly.
