I have access to loans at 2%.I have had multiple contractors tell me that my roof will be eligible for an insurance claim due to shingles with storm damage.

I don't want to interrupt my cash flow and I don't want to keep dealing with the damage.

Are there any hidden clauses that could be particularly damaging to our finances in the end (if our house doesn’t sell within their timeframe)?

I’m not really a “people person.”A PM can definitely pay for themselves just in higher rents, late fees, collection of damages beyond security deposits, and reduced vacancy.

I do believe most of the damage was done in Q4 '22, but we'll see.With that said, 2022 fwd is showing land and overall REI is going to be scarcity play.

After talking to my insurance adjustor, he advised to get details on HOA coverage b/c to remediate damage we need to go all the way to studs.

I went through her Facebook, and turns out she runs a CPN business (credit profile number, for those who may not be familiar... people use fake names and SSNs, and credit profiles enroute to obtaining housing, cars, credit cards, etc.).I'm very bummed because I was gathering contractor quotes to have these damages added as judgements that could be garnished from her paycheck by the state, and now we've hit a dead end.
