Hi Chad, @Denver McClure and I are working with a client on a 1035 scenario right now and it is an easy process.

For my clients, in every city I am set-up in I have an agent who pulls all the comps and writes up an opinion on the value based on size, area, finishes, market. 

but if you're that leveraged, it will be higher risk and very difficult to cash flow - so that is not something I would typically recommend.

reality is you need capital to start once you get a track record things can change.but its going to be very difficult to find folks that front 100% to you starting out.

Many Loan Officers like to BS to get a client in the door.

I did have one near downtown that I sold as that crowd was a pain, lots of parties and difficult guests.

They also have a fiduciary responsibility to their client, in this case the seller.
