Your HVAC contractor can give you some ideas and a price.I recently added a 2 ton central air unit plus ducts to a ~1,200 sqft 1950 built home with existing supplies, but no returns for $5,100 in Delaware County, PA. 

I prefer to use a WY or DE LLC for anonymity for each of your upper tier real estate holding LLCs.

@Kevin C.I read the "De Minimis Safe Harbor Election" allows you to expense everything that's $2500 and under for EACH rental property expense that would normally be depreciated.Refrigerators, oven ranges, washers, dryers etc are all each under $2500.

I recently bought a few real estate investment properties in Wilmington, DE. 3 single family homes actually, all of which were purchased as investments with 20% down.
