About once every year or two I get the “what if the $20k in rent deposit never happens?”

We would NOT need to order a 1007 market rent report if we had either:1st months rent and security deposit2 months of rent deposits (canceled checks)If it’s a departing residence we could only use rental income to offset monthly payment (we couldn’t use extra income if 75% of the lease was 3,000 and mortgage was only $2,500 I couldn’t give $500 of income to boost DTI unless he has moved out of the home for some time and we have 1 year of history of being a landlord (which it sounds like we do, just not sure if he’s just moving out of this home).

All the income should be deposited into your LLCs account(s) and ALL expenses should be paid from those accounts.

Do ya'll still give them the 30 days notice,  plan to give back full deposit, etc. etc. if they are caught up on rent?  

All money, home inspection, deposit, down, closing funds etc must come from IRA.

Waive app fee and Security Deposits and you're sure to get a tenant, just don't freak out when they trash your property.Another S8 challenge for landlords is fewer & fewer voucher holders have 100% of their rent paid by S8.

I underwrote 500 deals this year so far and that's by far the best. it's also in a CRA which makes lending opportunities endless in miami  

You'll probably NEVER collect the deposit. 

The opportunities are endless and an investor can do a 1031 exchange in any city and any state in the US as long as its held for business or investment purposes.
