That's not enough time to have a new floor installed.I'm not sure which is faster carpet or any of the other alternatives that were suggested but i'm not sure 2 days is enough time to purchase, deliver, and have installed.The tenants that move in are only going to be there for a year.

Then the Assignment of Sale Contract is delivered to the title company together with the Purchase Contract.I am not sure what Purchase Contract you use, but keep it simple, no more than 2 pages.

You will also know that it is in your best interest to deliver your local version of a 5 day notice to pay or vacate.

Now do you think that means that in most cases, you are directed to an agent within "their network" who is willing to work for half price to show you homes and negotiate the deal are eager to jump and put in extra effort or deliver the best service?

That means listing by mid-July if possible.The market is such a hot seller's market right now that the timing won't matter as much as it would in a buyer's market, but it's still a good practice.The key to acquiring properties in this crazy market is to jump on them instantly.

Chances are they would have thrown my offer in the trash if I asked it to be delivered vacant.
