We consider background checks and credit checks only good for 60 days. 

I ensure that my properties are free from pests and will address any issues that are reported within the first 30 days of moving in.

These days too many people have too little coverage in case of a rebuild so you do want to make sure you understand the true cost of a total loss.

From what I've seen, the days of the $1,000 and $2,500 deductibles for fire, lightening, water damage (not flood), etc. are becoming harder and harder to find.
