I suppose it all depends on a bet on which market you believe will outpace the other.  2,000 @8% for 25 years is $13,6971,000 @5% for 25 years is $3,386I just think that if you are going into either with conviction you have to trust that your due diligence is going to prove itself out over 25 years.

Kind of like the Mafia, we really do not care what you did as long as we (or a related industry) weren't the victim.So your owner occupant neighbor that put 3% or 5% down can be a convicted murderer all they want, but God Forbid they are behind on child support or lied on a mortgage loan application.

Unlike an aero-space engineer who will mostly have regular interactions with other rocket scientists, or a corporate executive that will mostly interact with other corporate types, or a recently released prison convict gang felon, etc, etc.That being said, I think there are two primary variables that determine if a property manager "likes" their tenants.1.

Not following theses emergency laws is in violation of California Government Code 8665:Any person who violates any of the provisions of this chapter or who refuses or willfully neglects to obey any lawful order or regulation promulgated or issued as provided in this chapter, shall be guilty of a misdemeanor and, upon conviction thereof, shall be punishable by a fine of not to exceed one thousand dollars ($1,000) or by imprisonment for not to exceed six months or by both such fine and imprisonment.So by you choosing to live in the state of California and being the law abiding citizen that you areI would think you would agree that not complying with personal restriction at this time is both irresponsible and illegaland that not complying will be outside the confines of the law.

If you can't look someone in the eye and speak with conviction, like a man, then maybe you have some serious problems with self-confidence, you lack business experience and you are sure that you are right or wrong.
