You should think again about trying the project -- they are not in business to take houses from you (it's a hassle not a bonus).

The basement unit could be rented out but it would be illegal, so we consider this property just a duplex with a basement as a bonus.

It's not a bad idea to offer a bonus for finishing on bigeye and on time or early.  

When we got a reenlistment bonus, that went NOT to the flashy Audi like many of the others we worked with, but into down payment money.  

Have a residential building under contract and the bonus space above the large 3 car garage is awesome but without it it would be a deal breaker.

Say throwing in a $1000 referal bonus, that sort of thing?

I don't use equity build-up in any formula, other than trying to find properties that should be worth more than my Offer from day one (forced equity), and any future appreciation becomes a bonus that can be acted on at a moments notice - in the future!

Being able to follow directions (or not) is one of my screening out factors....those that can follow directions and know how to 'work' the internet by responding to emails in a timely manner get bonus points.Do NOT depend just on credit score.  

I'm wondering if there was a signing bonus to the PM for the 3 year lease?
