Man made attractions like amusements parks, sport cities, etc., will have an ebb and flow of visitors depending on the current demand.

It's not in horrible shape, but it's old and outdated and been vacant for several years leading to a less than attractive home.

I understand that an advantage of note ownership is that its typically viewed as a more passive investment (no 3am toilet phone calls) and that is what attracts me to this concept. 

I agree I need to re-run the numbers with homes that have higher CAP rates and see if the numbers start to look more attractive.
