If yes, is it renewed for another pre-determined period or just Month to month. some of them are tricky and renew for another x years if not cancelled at end of lease, but some dont have such requirements and you can cancel anytime.

As to the sale price, I think there is a tendency of trying to jack up the sale price as a compensation for the seller financing....be very careful, you sell a 50K house for 55K, it will likely not appraise out in 3 to 5 years, just off the amortization.

No joke - I used this with a student about 7 or 8 years ago.Black letters on white paper is very hard for the human eye and near impossible if anything in the thought process has a tendency to put words out of order.

I've bought several great deals from wholesalers.There is a tendency for wholesalers to have a bad rap, and I think that in many cases (but not all) the person is just new to REI and lost in a world they haven't yet become familiar with.

My biggest advice is don't let the first deal turn you away from REI.Given rising values, it's harder to find higher cash flowing properties than in the recent past for sure.My first turnkey provider deal was in houston at end of 2013100K property "fully rehabbed"Rent $1200/month  (1.2% rent to value..not bad right?)
