Keep in mind, whatever the seller owes must be covered either in a payoff (cash to the seller at closing) or with enough in monthly payments to the seller to cover their monthly payments on the existing debt.Then, the seller must have a financial incentive to do the deal...as in immediate or cumulative profit or cash flow, and that means that a no time, from closing day to the end, will the seller be negative in cash.
