I like @Bill F. comments  punctuality is really important in the real estate game.. and great communication skills.no one likes dealing with someone that takes 3 days to get back to them or wont answer their phone and hides behind text messaging.. we are in the communication age ( instant) learn that.One last pearl one of my business partners was quite accomplished ( president of Stauffer foods) president of Beringer wines in Napa.. ( that's were we met member of the same country club.. )But as we did business together over the years..

For example- next month I am doing a presentation at a Total Wine in West Hartford, CT. 

I remember there was a great podcast with Austin Fruechting where he budgeted out his entire lifestyle down to the amount of wine bottles they wanted to have and determined he only need $80,000/year to life the lifestyle he wanted.

Personally I like to open up floor plans, fluff up the kitchens and baths with nice tile (showers, backsplashes), granite, stainless appliances and other touches people notice (bathroom niches, wine racks, soft close cabinets).

This property is in a wine county .

@Nicolas BeckYour local tenancy law will be the official standing on this, but it is common in many/most jurisdictions that the tenant remains obligated to the contract (lease) even if s/he chooses to no longer live in the apartment.

@Brian Burke  AS we all know RE has its ups and downs and what I look at with what I call the POST 08 sponsors or investors is they were operating in what has to be about the easiest and best time in the last ( well forever).. so when you look at track records of those that started in 2009 or 2010 .. that's great but its been all blue sky and wine and roses..
