Check out Portage Park, Jefferson Park, Old Irving Park, etc. located right off the highway for a quick commute.

Elm Thicket is pretty hot....cheap neighborhood next to super expensive neighborhoods and good demand drivers from Medical Center area nearby.You're right about some of the other areas....West Dallas West of Trinity Groves is probably ripe...I'd say all the way from downtown to loop 12.Casa View is probably ripe or anywhere along Garland Ave along White Rock Lake.Bishop Arts area has been talked about for years.There seems to be some activity on East side of 35 at about Jefferson/Davis in south Dallas.I would also take a look at the Cedars area south of downtown....lots of big smart money there....Mark Cuban, Jim Lake, Jack Mathews, Mike Hoque.You might also look at train/rail stops in better locations. 

Areas that are on the outskirts-ish such as Jefferson Park, North Park, Rogers Park, Hermosa, Belmont-Cragin, etc. will have a much lower chance of appreciation and therefore you won't be buying at a premium relative to the hip areas, and therefore may afford higher cash flow.

Curious to know if anyone has ever used the Jefferson county tax collector site & the Alabama department of revenue site to check for delinquent properties and OLD information pops up (Jefferson county site) or no information is found  (Alabama revenue site), then on another day.....the information is different/there.    

The home is in Jefferson Park and is in an area that is HPOZ (Historic Preserved Overlay Zone) which means there are only certain cosmetic changes we can make to the front of the house.6.

I’ve got a 1400 2-bed in Chicago (Jefferson Park) and I guess there is room to do so, but before i get started...Can someone explain the ROI numbers behind this?
