@Wil ReichardCash out refis are generally more difficult than purchase loans or refinances at existing loan amount.

But overlays exist and there can be lots of them. 

30 year fixed rate mortgages only exist for home loans b/c of FDR's New Deal in the 1930s, it's not really a thing for commercial mortgages.

Also i suspect there is not as much offered here over existing options as some believe.
