@Mark Gallagher is there a risk of severe depreciation for the row houses in the "war zones," (I take that phrase with a grain of salt...).

I must say, I'm not a landlord myself, so take what I say with a grain of salt.

Unless you can see black mold in plain sight, can smell it everywhere, and the toxicology report confirms it is toxic mold, I would take such reports with a big grain of salt.

Potential deal volume via SEM can depend a lot on your market - low population density can mean low search volume, for example, and some markets are very resistant to REI-style marketing (Salt Lake City is one that springs to mind as having been historically difficult online).BUT - The technical barrier to entry for SEM means there's typically far less competition for investors that are able to get it done, whether that's with paid ads, SEO, or both. 

I'll be moving from Salt Lake City, Ut. to Indianapolis Indiana with 500k personal cash plus a 10k or so monthly risidule to purchase "buy and hold" properties.

@Kalin Wilson Hi Kalin, rents are hard to predict and I even take rate I get form MLS with a grain of salt.  

Any agent worth their salt will have a buyer enter into a contract.

Unlike a designer who's only obligation and responsibility is to understand your tastes, learn about the genre and design criteria relevant to the market area you're buying in, etc. a RE professional whose worth his/her salt will only focus within his/her farm.
