If I think I will need to re enter to complete the work I leave the original note which may state I will need access from 9am to 5 pm Mon, Tues, Weds, so I don't get stuck having to leave another note. and I will need access to the xxx area please have your items cleared away so we can get to that area.I text, call, also in advance to say I will be entering to do work on the apartment,If for some reason I get to apartment without acknowledgement and the note is still in place on the door, I leave it on the door, do my work and also leave a note inside the apartment that I was there.

@Martin Zawarski I tried putting a bid something along those lines "Buyer to pay $100 over the highest competing offer upto maximum of $xx,xxx" but I was told that we couldn't do that.I wonder if they would ever show the competing offer.

Also notify them that all renters have XX days to complete an application, pass your screening, and then sign a new lease with a rate of $XXX and a deposit of $XXX.Essentially, you are forcing them to apply just like you would a new renter.
