Either you are a very inexperienced investor who will listen to no one, or you are into click bait.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

If you still want to spend the money I'm sure a group of us on the forums could team up and only charge $19,999 and will do it in a month for you and you still come out WAY ahead of the other guy!.  

Be ahead of things to get the most from your property and make a nice place for people to live.Good luck!

The structure doesn't really matter at this stage and unless you have cash, you won't be buying in an LLC unless you utilize commercial loans, as you said, like DSCR, but you will be putting 20-30 percent down to get those loans.You are bit feet ahead of head here, excited, but focused on the wrong things.

Right now we are on the high side of things.  2 years ago, we were on the low side of things where money was cheap, and cash flow was easy to be had.Some will argue to go ahead and buy now for a 'no cash-flow, future appreciation' play.
