I have been reading books on investing in multifamily and how to analyze and underwrite a property.

@Declan KasterOur podcast and books and events allowed us to become thought leaders in multifamily and brokers started sending us deals.

I think they are grasping at anything they can to make up for competition and direct bookings coming on strongly.

I think Dave Meyer's book Start with Strategy could be useful for you as you think about options. 

I would look at airbnbs that are available in the neighborhood to see their rates, quality, and how far in advance they have bookings. 

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?

The problem is by the time they fix or replace your guests have left with refund or you have had to cancel and lucrative booking.

I do not like more entities because it means more bank account numbers, credit cards, debit cards, check books, etcBest of luck
