Are you attempting to put multiple properties under one loan?

Doesn't mean it isn't possible but unless it was built that way, I would even attempt it because of how expensive it would be.

Later after 6-12 attempts of them trying to auction it off, my realtor let me know the property was assigned to him with the same ridiculous reserve.

By not attempting to collect over that time a court could rule the LL waived the utilities provision because they never attempted to collect.

Also, there is more to the deal then simply negotiating the deal - make sure you understand all aspects of the closing process if you attempt this without an agent (from inspections, to objections/clauses to get you out, to on record and off record title work, just make sure you know the full process which is what a buyer's agent can help with).

The attempt to fix is not going to cut it.

I was attempting to discern if the agent must be a buyer on the contract and must also have a contract, as a buyer, with the reverse wholesaler. 

Quick update....the police contacted us as a follow up to the tenants attempt to file a report. 

In other words, I attempt to follow advice similar to what @Michele Fischer mentions above, You're goal is to be firm that any old pet can not be emotional to avoid fees, but you don't want be the next court case.
