We normally do not give a choice unless the lawn is super large. 

Note: I do self manage and one tenant is taking care of lawn/snow removal in exchange for parking (very small yard and area to shovel).

Reason I am looking more for townhouse/condo is maintenance for the property I do not want to deal too much with as I will be out of state so I'm not really looking for a fixer upper or a house where I will have to worry about taking care of lawn etc. if/when there is not tenant renting. 

A few potted plants are nice, but a lawn is probably unnecessary.

This includes all the miscellaneous services like pest control, lawn care, and snow removal.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

During this time they have been charging me ~$200 per month for lawn care, and absurd other expenses. 

I am alright with the condo fees because it means I won't need to plow it out in the winter or mow the lawn for the other parts of the year.

Plus with single family all the lawns, utilities, etc. are the tenants responsibility. 

Things I'm thinking of are our property tax, lawn care, utility bills, etc.
