Hey guys thank you for the feed back, great questions @jasen really I only need to do floor refinishing paint and small drywall repairs, replace appliances and some landscaping it helps a lot that I’m also a general contractor so I can ball park the repair cost very close.

If that's the case then you have $2K for insurance, break/fix, utilities (almost certainly water), landscaping, etc.

Only things I would consider are landscaping (lawn mowing) - can be a decent expense, unless everyone is mowing their own lawn.

I know the lot would be worth less than the two houses I just mentioned, because it is on the main road that the neighborhood is off of, but again the lot is deep and you can easily build a house at the back of the lot and have room for gates and landscaping.

Ya his Real Estate Investing in Canada is a good start, that's the only one I've read to be honest, and I've also just tried to take what I can from the America based books and tailor it to the Canadian landscape.
