Older ones used washers - washer may have come loose; or, somebody may not have the valve opened enough.

I inquired as to who that was and it was her son.

Washers and dryers are not included - no exceptions.

I don't know how to investigate this further.Another reason I am inquiring is because we are debating on installing a coin operated washer and dryer on the premise because our water bill for 3 units is over $300 a month and I am guessing a lot of that is because two of the units have washers and dryers.So if they can still do their laundry while giving us a little extra money or at least evening the price out that would be the ultimate solution, but if the shared water would still be an issue then this would obviously become a problem if the tenants electric bills start to go up.

We are a family of 5 and I don't like the idea of other people using our washer/dryer.  

Some type of special cleaner and a power washer?

The top pic is common in my area - for about $20, you get a replacement plastic "box" that has both valves & the drain line for the washer.

One company, Eagle's Landing, has 800 rooms available, while University Place has 600.The place I will be renting is a 4 bedroom 4 bath apartment with shared kitchen, living, dining, and in-house washer/dryer.

swap the washer / dryer,, she gets new.. expense goes to rental, you get old set, no cost to you. 

Also, I'm told that adding washer/dryer in each unit would increase rents.
