Works like a dog (washing cars, cleans restaurant/hospital kitchens after closing).  

We have a business relationship and we understand if 1 property doesn't pay much, certainly others will so as the old saying goes, "it comes out in the wash".  

For example, want an upgraded washing machine? 

Even though I can still cash flow at $300 a month, there is no strong indication that the fees won't continue to climb or that the hoa will magically become solvent.

Looks good besides the need to add pest control, lawn-mowing, power-washing , and or snow -plowing if needed.Also interest rates are 6-7.5% right now like @Sam McCormack said.

The first year of savings might be washed away by cost, but after that you are saving money whereby your profit becomes larger with cash flow from rent.  

- i.e. dump station, RV wash, free air, free ice, restrooms, snack bar or concession stand or restaurant, etc.I hope it works out. 

Everything cleaned, hard floors swept or mopped, carpets professionally cleaned, appliances cleaned inside and out, windows washed, sills / trim / baseboard / counters / other flat surfaces dusted, all light bulbs operational, etc. 

If you don't plan on managing the rental yourself (i.e. changing the rooms between guests, sweeping, vacuuming, washing dishes, laundering the sheets and towels, etc.), then you'll need to budget for a property manager. 

This line item is for those known but unexpected expenses that always come up when you least want them to (new car battery, new washing machine, whatever).
