There are others with different viewpoints who prefer using more leverage.

Thank you all for your positive feedback.I know it sounds corny but the ability to contribute to a forum like this is all the thanks I need (cue violins)I am a relative newbie but I am happy to be able to share what I have learned with all of you here on this forum.I am rewarded also when I have a problem that I can come here and get honest open view points to help me weigh out the possibilities.

@Jordan WilsonThat sounds fine from a compliance viewpoint. 

I sent you a DM but I also am switching to a multifamily viewpoint as far as investing and moving up to commercial eventually. 

@James Wachob Excited to hear your viewpoint on Memphis, I'm a born and raised Memphian.

I'm going to vet that sub like I would any other hire and then make a hiring decision.Outside of those trades, my view point is that the issues are going to be schedule and quality (Drywall/Paint/Tile/Flooring/Cabinetry/Trim).

Also, the 'world', or more aptly put, the 'worldview' of an agent tends to be a bit more 'structured' than an investor's viewpoint. 

Those are two interesting and opposite view points.

If you were interested enough in the original post to click on it, why on earth would you not want to hear the experiences of people actually involved with the company to get another viewpoint?

Like a lot of you, I read Rich Dad, Poor Dad which really changed my viewpoint on my career.
