AirDNA shows 82% average occupancy for listings in this category this year, average per night ~$575 and most are not as luxurious as this particular home and I suspect that with some excellent marketing we could do $650 or more (but would want to be conservative in our initial calculations).

If you are ultra conservative, just do the cashout on your primary to pay off the other loans, but doing a cashout on primary and portfolio loan on the investments could give you a ton of capital to keep acquiring assets, even if you only do a rate and term on the portfolio loan.

I'm thinking you could do it if you were to lease the extra beds in your primary, plus your existing rental, plus a 600-700k luxury airbnb (10% down second home loan), plus an additional luxury airbnb purchased with conventional financing (20% down) and using the same operating systems as the first purchase.
