We have shaken the trees as much as possible but from the Board of Commissioners, Director of Public Works, Manager of Building Dept to the assigned plan examiner, they have closed ranks on us and given us the boilerplate response of "you're in line, wait your turn."

Effective solution, (especially for absentee owners) but you get what you pay for.

Most small balance multi family complexes will not yield a 8%+ CAP in today's rate environment..unless they will consider seller financing..with 30% down there should be some options for creative finance solution.

Consider the time, effort, and expense to develop a concept plan to include site drawings, home types, homes per acre, site storm water retention plan, tree save areas, conservation areas, wetland setbacks, time considerations for meetings with county land use planners, negotiating easements for utilities, rezoning meetings with county council, revisions to your plans to meet demands of neighbors, planners and/or county council, and hopefully getting a final approval for your project.

The donors are open to creative solutions when structured and presented properly but it does take time to change / modify business models. 

Generally: 1) you need to call a list of LIKELY motivated sellers like high equity, seller/property of a certain age, inside your buy box, notice of default/liens/etc. 2) You need to make an enticing pitch, "Hi Mr Seller, I'm Gus and I work at ABC Solutions, a local family owned business that helps sellers get cash fast for their homes, would you be interested in an all-cash offer for your home?

Why is there not one website that can handle all STR MTR and LT instead hospitable says oh no you need us and an avail or other long term or you need 2-3 solutions you can’t have everything in one solution.
