Remodeled a house before that had several animals as pets in the house (dogs and cats both) the animals were not let outside to use the bathroom (from what it looked like ever) we sanded down the hardwood filled a pump up sprayer with the odorxit (super contracted stuff mix as stated in bottle) sprayed all of the floors till they were soaked with it then opened the windows to let it all air dry.

The situation is a toilet, the tenant complained that the seat is low, which I suggested to her a seat riser.

Also, when you are calculating returns, don't forget that utilities are in your name, you need to pay for internet and Netflix, paper towels, toilet paper, laundry and cleaning supplies, extra sheets, towels, pillows, etc.  

Things such as; toilet paper, drinking water, pet supplies, linens and hot tub chemicals and cleanings that we didn't initially factor into our Pro Forma's..The costs of these are real, but even realer are the stocking, cleaning and preparing a space for visitors in a few hours between check ins.

If professionally done it will look better and be nearly just as durable as LVP (and likely cost less.)If using an oil based polyurethane coating (do multiple coats), the floor can be buffed and recoated as needed opposed to a LVP where you can't really do any maintenance and in the even of a repair often times you're stuck taking up all or most of the interlocking floor which is a huge hassle.I love LVP in the right situations and almost always use it in a kitchen or bathroom remodel, but have found it cost effective both on the front end and for maintenance reasons to save the hardwood when possible.

You need to create a UNIQUE value proposition, and in the world of STRs, that not only comes from many areas: namely the property's ability to capture attention on the platform and the guest experience from response times to questions or booking confirmations, to comfort of mattress and towels, to enough toilet paper being on site, through to checkout requirements.
