If you can see that you have no problem making the payments, after other obligations have been discharged or restructured, I'd consider getting back into good graces as soon as possible.Unless you must move, due to a job or other really good reason, I suggest you stay where you are planted, that property can be above water this summer as the market heats up. 2K could be made up in 90 days, even if it really is underwater.

Hello @Sergey Tkachev Property needs new flooring, baseboards, minor drywall repairs,texture, scraped ceilings, paint (3 tone inside, celling, walls, and trim), updated light fixtures, general cleanup of the yard, replacement of some dry rot, and a redo of the kitchen (small kitchen).Some of the work I plan to do myself and that will ultimately depend on quotes I get back from folks on the work.

@Michael Plante my concern with this is that your tenant doesn't have any business insurance to do the work they will be doing, so if they get injured doing the job, or someone gets injured because the work they didn't wasn't up to par it falls back on you.

If your area is really cold and you prune them all the way before spring, there will be some die-back.I'd remove any plants that are simply horrible and located in the wrong location.
