Mold on every surface, mold behind every wall, mold on the insulation, every metal corner bead rusted out, window sills rotted out, framing rotted, floor joist rotted, holes in the floors, no cabinet or door attached, plumbing leaks, tub cracked, rats/cockroaches, cat pee everywhere.

Not too familiar with 1031 exchanges outside a surface level understanding. 

Granite/hard surface will take much more abuse but will cost much more. 

It's borderline a hoarder home so about every surface needs something.

Instead, the improvements and inventory was assessed in-house and depreciated in an accelerated fashion.

What I don't know is anything about attracting guests to units that do not have these Class A finishing surfaces.
