So, we have no choice, we can no longer allow common sense in operations, everything, EVERY interaction MUST be documented to the most absolute detail from start to finish, it is the only way to eliminate the liability and risk of after-fact suites. 

I personally like House-hacking as primary choice in this market, followed by a light rehab BRRR, lastly would be flip or long term hold (unless you got a smoking deal!) 

I’m planning to buy more with them but also exploring other options with a local realtor so I have more choice on properties and locations.  

I was able to negotiate with the seller to meet with the tenant before I bought and I let them have the choice to leave or go and if they stay then sign a lease for $1600 per month.
