I really believe in Georgia as one of the best states to because it doesn't require real estate licenseI like expired listings where I knock on the door and give the seller a free report and if they are not home I'll put a little yellow sticky note on the door saying "is this house still available for sale?"

Rent is clearly a factor but there is a 'friction' to moving which makes tenants 'sticky' once established.Lets say tenant that is currently renting 1,000 sq ft for $10/sq ft Gross for a total rent of $10,000.
