I finally got my first contract on a small 1000 soft home in a hot neighborhood in Baltimore.

Will you have to replace or regrade to substrate that makes the bottom "smooth and soft"?

Gas or electric heaters , what type of water , hard, soft , acidic .

The city has turned surprisingly builder friendly, the land is paid for, I will have a large cash reserve to pay for some of the upfront soft costs.  

I was a social worker back in the day so I'm confident about screening folks but worry that I might end up being too soft on problem tenants.

As for the roofing, I *probably* would not use a company that the tenant worked for unless it was really soft picking for a decent contractor or they were the best and cheapest in town.
