A sharp seller would probably sue me for "fraud in the inducement" as well.The most common excuse for wholesaling goes like this:  "I don't need a license because I'm not selling real estate. 

We would like to do this with a mix of real estate, stock/bonds and a "lifestyle" business ie something that we really enjoying doing to keep our minds sharp in retirement.

That's a pretty good rehab number for how sharp you made it look.
