Ended up getting the most information from simply scouring Facebook and looking at all the relatives! 

Jon thanks for your insight, your maintenance numbers are close to what i have been scouring around for but the other part of your stats seem different than in my area.

We looked at advertisements in the Augusta Chronicle and the appropriately named Iwanta (a weekly pennysaver publication) scouring the print for the words “motivated seller” or “owner-financing.”

I have scoured the forums and have found plenty of out of state and a few in-state suggestions.

Maybe find something that looks a bit down or even empty, then start scouring the tax rolls.

You can develop face to face connections, scour the areas, see what suits you, etc.

We typically do not rely on many of our opportunities coming from wholesalers, but that's not to say we're not occasionally interested in something they have to offer.In addition to scouring our farm area while we drive around to and from our properties, and looking at aged(100 day+) listings and new low priced distressed condition listings on the MLS, which is where many of our deals come from, we reach out to local agents in the area we're looking to invest and let them know we pay cash.

Ok, I've scoured the internet and BP and found a lot of info on SOW's but they are so overly detailed it's pretty overwhelming.
