We do it for our clients all the time.But an OOS investor should be careful as there are so many ways they can get taken advantage of:1) Buying the wrong property, wrong location, etc2) Being overcharged because there's no transparency on actual costs and budget3) Shoddy work because no pics/video are supplied4) Crappy tenants are placed that destroy the rennovationsNone of the above are discovered until an owner goes to refinance the property or sell it.What should an investor do to protect themselves?

We just ask them to text us a pic of the DL when they arrive at the house and to text us when they leave.

Need pics in a bad way.

I agree list on mls  "as-is ", cash only , allow maybe 1 week to submit best and final offers ( access to property would be need )If not metromls :  post on Biggerpockets marketplace without the address Simply provide county , zip code, description of property , pics ( if possible ) , and etcDisclosure : I'm a local realtor 

Me and my husband visited the properties very early this morning to get updated pics and found most had been vandalized and some even had squatters who made it clear they weren't leaving without a fight.

There are only pics of the outside, most of the properties are older, so!

If  2 x 4's can be framed in to where the drop ceiling was attaching to joists then you are maybe ok.
