I would grab a ton of lottery tickets.....okay I wouldn't but what I would do is...

After a couple of rounds we are now off on our own! 

(Other bidder says 80, I immediately say yep before the auctioneer even asks me to bid...we did this for a few rounds till the other bidders get the feel I would pay anything). 

I recently did a house with it about 900 SF for $5/sf installed and that included quarter round and cutting in around kitchen cabinets, but the toilet & vanity were pulled. 

After walking through the house, we see one or two bigger ticket items that need addressed.

Save up reserves knowing you will need to update some big ticket items and just replace as things break. 

Based on my general observation, the cash flow gets better as you get away from the coast.

. :)the market in all areas is pretty brisk these days so its not unusual for an offer to come in.. someone may have been looking at this property for a few days and the offer just got in and signed around.. unless you talked to the listing agent you have no way of knowing if the offer was presented 3 days ago and a round of counters went back and forth and it just became pending.. 

Now that I have moved away, I am renting it out to a single family and it is non cash flowing and honestly was a bad deal to begin with all round.

If everyone in the neighborhood has a chain link fence then just leave it for now.But it also depends on what other things may be needing repair... if you have other big ticket items that will need repair then I'd focus your money on those first before worrying about the fence.
