In that case, it's still probably helpful for any rookies that might be reading this post.And it wouldn't hurt to re-think what your actual goal is.  

But if you do hire, we will do a better job and prevent errors.

The margin for error is just to slim when you are borrowing at negative leverage.I would love to attend one of @Jeff Greenberg's meet ups and will try to fit it into my schedule.

The challenge you have with being that tight on cash flow, there is no room for error.

Many investors run into issues with raising capital due to errors from years ago, particularly issues that effect their credit, so the question is do tradelines work to enhance your credit to the cream of the crop and qualify you for the best terms and rates for your fix and flips and buy and holds?

The bank/bank’s foreclosing attorney obviously screwed up, hence the motion/hearing to vacate the sale.....it Will be vacated since the auction was held in error.

Having a strong background in it before you begin eliminates many of the fears born of lack of education and helps prevent errors which cause losses.I know - that's not a popular point of view here on BP.
