It is setup to go to month-to-month at that point, and I'm trying to decide whether I want to let it roll to month-to-month or let her know it will not be renewed.The reason being she has been late on rent in the past 12 months 3 times.

Long story short, because the 203k loan rolls rehab costs into the mortgage, I was able to get out the door with a 52k loan (about 25k purchase and 25k rehab) and the house appraised for 76k when all said and done.

@Michael Dang   I recall reading something not too long ago that said the huge warehouse market was overbuilt in Houston, but the small light warehouse market was underserved.I assume you're talking about the smaller projects with a rolling door and a big open space with a small office and restroom.

That includes any profit from the rents, as well as funneling any income I have available from my day job into debts.I am very motivated to keep rolling and get started on the next one soon, but it's seeming a bit difficult when I look at the facts.
