Since notes should be under servicing, why not just find the note, set up servicing for it, let the servicer transact the sale, they get the docs, they begin collections and the note holder can just sit back and relax?

The government is also much more relax and do not seize houses.

I've only been to a few so far but so far they've all had a pretty relaxed atmosphere.
