Hello Everybody, I wanted to start a post on here and see if anyone is doing vacant land investing and recreational land (hunting).

People here are very into camping and other outdoor recreation.3) Wide variety of people.

It's got a lot going for it that other markets don't have; outdoor recreation (jealous), tech jobs, and great weather.

In Michigan, you have the Great Lakes and a lot of beautiful natural areas and opportunities for outdoor recreation.

So the current industry multiplier for the hotel & recreation industry around 10.51 EV/EBITDA.

Recreating the one year lease is not a big deal for me. 

The downtown area is nice and they keep adding a lot outdoor recreation.

Do you want a recreational park where people are coming to camp as a vacation or long term renters who will stay for months at a time. 

Analyze the market by looking at economic pull of the city, educational/recreational facilities, industrialization/commercialization, and medical facilities - these are just a few that will get you started! 

Hades" ;) has a very unique set of variables that make for awesome opportunity, I don't know if that can be recreated elsewhere as easily.Worth a thought though, I would be curious to hear if anyone in those markets are using the "Sandhu" method!
