ok, I am currently wanting to own my 3rd investment the other half of the duplex is going up for sale and I don't want a random person owning it , but I need a another way to get a loan since I just switch my primary residence to a new home last month..  

I would check with title co's to avoid endless hours on the phone with random RE attorneys.

Just a random thing I thought I'd throw out the the Biggerpockets community: if you have access to Netflix check out a show called "Holmes Inspection Collection" I recently discovered it and I was struck by the amount of information I obtained in such an entertaining show.

If the owner provided for random inspections in the contract, that's one thing.

Instead of trying to put a number on something that I can't possibly know and that is purely random, if I use the 45% to 50% total expense number that has proven true over hundreds of thousands of rental units, I will be MUCH MORE ACCURATE.
