The laws on smoke/CO2 detectors aren't going to get more lenient as time goes on.

I'm curious about people investing in DSM from other markets that aren't using a full service PM company like Renter's Warehouse.

It's the in town STR properties that aren't particularly convenient to any of the major attractions that have struggled the most since this market became crowded.3) The difference between good and average or bad STR operators is huge. 

The average age of the number 1 single family home owner is greater than 2010 and less than 15 years old and they are now building homes new construction and owning them. the exact opposite of your strategy. older homes are the cheaper ones and unless you have experience I'd build in columbus close to downtown. same reason Toledo and Cleveland don't move the needle and there aren't 100 institutions in those markets. columbus is barely on the radar. 

Think about it they aren't respectful of you now how is that going to change?   

Aren't they supposed to stop frivolous lawsuits?

Pete aren't highly rated so targeting families at a higher price point for single family homes doesn't seem possible to me at the moment since these house are more expensive and most families will commute to private, charter or magnet schools so location doesn't mean as much.

If they are being honest (this time) it would be similar to getting assistance from Sec 8 or any other organization where the occupants aren't paying rent.

@James McGovernwell, they aren't used to dealing with investors, and probably want you to establish that you're a credible buyer.we don't run into pocket listings much anymore

Credit card lines really aren't useful because the interest rate is super high if not paid off within a month.
