@Chris Semklo I would go with a title company all day long; they are already involved in the process, I know my SD-IRA custodian offers 1031s, but not sure what the proposition of a QI is vs a title company is.

Sounds like a super interesting proposition if you can make the construction costs work.

The big problems occur either (1) a new investor with little capital attends a guru course teaching this technique and ends up washing his hands of the property after finding his particular deal to be a losing proposition, or (2) a real estate depression like 2008 where even the major players are unable to perform financially.Proponents of subject to deals will comment that the same risks are inherent in all loans and real estate deals.  

Our "top tier" markets are CA, MD, VA, DC, FL, TX and others because the value proposition of solar is so high.

Do you have a spreadsheet that you use to calculate the value proposition for any property?

It's psychology, longer term tenants get "embedded" and moving becomes more "painful" a proposition. 

This could present an opportunity for a potential buyer to take advantage of your low rate, making your property an attractive proposition.

And since I only do my own transactions and make referrals, the value proposition isn't really there.
