In such a case, if the buyer were to bring in an offer, your agent (the one that originally showed the buyer the property) would be owed a commission, as they can show "procuring cause".

All that said, if you are able to find a property that cash flows well coupled with your exemplary investor profile you should be able to procure conventional financing at a reasonable rate.Good luck!
