In an  Office or Industrial project, competing business can co-exist as neighbors because they are generally providing a service for which the "playing field" is away from the property.

Each option has its pros and cons, and I'm hoping to get some insights from this community to make a more informed decision.Option 1: Building an ADUPros:Increased Property Value: An ADU can significantly increase the value of my primary residence.Control and Proximity: I can closely manage and maintain the property since it's on my land.Potential for Higher Rent: ADUs in bay area can fetch a good rental price.Flexible Use: ADUs can serve multiple purposes – home office, guest house, or rental unit.No Additional Land Purchase: Utilizing existing property means no extra cost for land acquisition.Foundation improvements: I will get an upgrade for my foundation which increase house stability.

I feel that for a single person or a couple, this would not be a dealbreaker as one room could be used as the main bedroom and one as an office/personal space.

Here are some tips I use to keep with it.I schedule my gym time in calendar, just like another meeting.I built a gym at home in my basement (right next to my office) as I prefer that to going to a crowded gym.I shop once a week and focus on mostly healthy food.

Chris I know this is an old thread however I did actually go to their Oakland CA office and get a tour and have a meeting with the owners/developers. 

I live locally so I drive over to the property and she is speeding off just as I pull up with officers.

Everything else takes twice as long as it should take anywhere else. 20 years ago I had a developer in my office that had just relocated up here from Florida and was complaining about how long everything takes, how slow subs were, and how impossible it was to keep anyone on payroll.

While corporations must adhere to annual meetings, board of directors, minutes, bylaws, corporate officers, and franchise tax filings/public information reports, LLC’s have only Articles of Organization and Operating Agreement.  

Hard to know for sure as the loan officer was clueless, he did not seem to understand what the underwriter was saying and was only able to convey "notes" from the underwriter.

Title insurance is not mandatory and the recorders office is publicnow the question comes in some states Lawyers Must prep the transfer deeds by law..
