I am brand new to investing but looking to take action preferably in the multi family space .

no pacific north west investing.and PM companies around here are 8% with 50% lease up if you're in residential space and around 6% flat for multi family oriented PM's 5+ units.AIO is for primary and secondary homes only (not for investment properties).

Most basements get water in them at some point in my experience and I see “inadequate drainage”, “negative grading”, “recommend extending downspouts” etc. on most inspection reports.We had a property with a humid crawl space basement and set up a dehumidifier with a hose coming from it to a floor drain so that we didn’t have to keep emptying it’s tank all the time.

In the commercial space you don't have the protections you do in SF residential. 

I'm a big fan of the upside though.Topics on my mind:  what market conditions would have to occur for the NPN space to make sense for smaller investors?

I trust Joe and believe he is one the "good guys" in the multifamily syndication space.

A few lesser names out there like RealNex have some features, but honestly didn't find much value there outside of their listing platform if you're an active broker in that space.

We are seeing opportunties in the single-family rental space in the southern sector of DFW, we are looking for partners, happy to share more on what we are doing/seeing. 

Nothing bad with a mini split in general, it is a 2TON is more than enough for the 400sf space and works great.
