Do you pick buildium for the price or any other reason?

I would say try to see if there's any local Real Estate meetups in your area and start networking with other likeminded people so you can also pick their brain and learn from their mistakes.

If they are solid, they pick up after themselves in common areas, keep the dishwasher running, and treat it like a home, making it *much* easier for me to keep it clean and ready for STR guests. 1-2 a month as needed I sweep/mop/catch up however needed, clean bathroom, etc.

And since they price match each other, if 1 of them is doing the sale, and you want cabs from the other,  then just take it to the other one and have them price match the sale.Also, HD offers unstained cabinets if you want to pick the stain, or paint them yourself. 

Only choose one or two investment strategies to implement and learn as much as you can about them (picking multiple strategies will only lead to analysis paralysis and cause headaches, which will likely lead to no action taken).

I had thought of advertising the properties ahead of time to sell them before construction starts and give people the option to pick a few details on their own just to get the properties sold ahead of time to help with financing.

@Griffin Hess, even though you feel more confident networking with others regarding the basics of commercial real estate, you seem pretty knowledgeable, so you'll likely pick up on residential real estate investing reasonably quickly. 

I told them I would get rid of the termites but they dont get to pick the company.
