What makes this deal a good one for me, is that you are intending to have it for a long term buy and hold portfolio addition and not a cash flow machine month-to-month; coupled with your diversification of your asset classes and moving some of your asset base out of equities and into physical assets.

A friend of mine once said, go physically look at 100 houses and work the numbers before you buy anything and I think it is sound advice.So once you know what you want to do and start looking at houses to learn what a great deal is, you will along the way find a deal to start your process.

You could also not physically see mold but it is airborne at very dangerous levels which is why (air quality tests) are needed.If the roof was patched over the years and now it needs replacing the dues might be slated to go up soon to cover it.Are condo's all that is available to invest in your area??
