My plan is to set up a syndication fund with Canadian (and U.S) investors to purchase short-term rental properties in the Puerto Vallarta and Rivera Nayarit area (which is booming).

I have funds to invest just trying to figure out the best place to invest.

@Sonya Sharova I haven't personally done Frank Rolfes boot camp but I have heard it's great.

Question• Has anyone formed an llc to start and fund their 1st real estate purchase using a SBA loan?

Personally I think there are great opportunities in Dover, Somersworth and Rochester. 

I’m also open to exploring short-term rentals, private lending, or passive investing in funds—anything that maximizes returns while keeping risk and time commitments manageable.For context, I’d consider leaving my job if this could become a full-time venture that surpasses my current compensation (low-mid six figures).

It separates your personal assets from your business, providing a safeguard if any legal issues arise related to tenants or the property.

Personally, I think this company is probaby about to go out of business - they have lots of inventory, and it's not exactly prudent to be investing in FL in the coastal areas now anyway.  

I think the 10-14% rate is where it will be for the next five or so years personally so plenty of opportunity
